What you're buying
A personal, non-exclusive, non-transferable licence to use the map files for your own property research. Use it on as many of your own devices as you like, for as long as you like. There is no subscription and no expiry.
What you can't do
- Resell, redistribute, or share the files.
- Publish them, in whole or in substantial part, anywhere public.
- Use them as the basis of a competing product or a commercial service.
The underlying datasets are public and free for anyone to use — NLCD, NOAA, USFS, EPA, US Census. Go and use them. What is licensed here is the assembled, reconciled and scored map built on top of them.
Custom layers
Commissioned work is priced on the explicit basis that it is not exclusive. The fee buys the work of building the layer and your licensed copy of the result. It does not transfer ownership, and it does not restrict what is done with the layer afterwards — anything built to order may subsequently be sold here as a standard product, to anyone, at the standard price.
Material you supply is treated differently. Data, criteria or lists you send in order to have something built remain yours, are not resold, and are not published. What may be listed is the resulting general-purpose layer, not your inputs. Say so explicitly if any of what you send is sensitive.
If you need genuinely exclusive work, say so before paying — it is a different arrangement at a different price, and it is not what the standard custom fee covers.
No warranty
The maps are provided as-is, for research and educational purposes, without warranty of any kind, express or implied. This is a regional screening tool assembled from public datasets of varying vintage, resolution and accuracy.
It is not a survey, an appraisal, a title search, a flood determination, a soil report, or legal, financial or professional advice of any kind. County-level figures are averages, and in mountainous terrain a county-wide number can describe nowhere in particular. It describes places, not parcels.
Verify everything independently and engage qualified local professionals before purchasing property. Decisions you make are your own, and liability is limited to the amount you paid.
